Dan Beer's Strategy for Building a Pipeline Full of Seller Leads

A quick recap: Dan Beer is the CEO of Beer Home Team / eXp Realty, the #1 team in San Diego County and one of the top 10 teams in the U.S. He's also an expert on building a listing-based business, followups and funnels. Let's dive in:
1. Transitioning to a Listings Focus:
Dan transitioned from a buyer-based business to focusing on generating listings by partnering with someone to handle the buyer side. This freed up 100% of his time — at the cost of 40% of his income — to concentrate solely on listings. This strategic move allowed him to develop a robust listing strategy and long-term pipeline.
2. Campaign and Marketing Strategies:
Dan focused a lot of his efforts on creating and maintaining marketing campaigns, which included tactics such as direct mail, "farming" specific zip codes, and targeted emails (also, Dan is a Fello user). These strategies allow for consistent, long-term lead nurturing to build brand recognition, trust and establish a strong presence in specific markets.
3. Differentiation and Branding:
Dan made his business stand out from other listing agents by doing things a little differently and to intentionally get attention. This included extensive (and unique) use of branded open house signs, and consistent branding across all marketing efforts.
4. Long-Term Relationship Building:
Success in real estate requires patience and a long-term mindset. Dan highlighted the importance of continuous communication and value-providing interactions with potential clients over time, ensuring leads remain engaged and informed. Playing the long game helps build a long-term — and predictable — pipeline.

5. Leveraging Tools and Data:
With tools like Follow Up Boss and Fello, Dan efficiently manages and targets his leads based on their engagement with his marketing. He also employs segmentation and email strategies to prioritize and focus on leads showing interest in some way, enhancing his ability to convert them into listings.
