Navigating and understanding the "Real Sellers" feature in the Fello Connect platform is crucial for gaining insights about your listings and enhancing your real estate transactions. This guide will walk you through the steps to view and understand the Real Sellers segment on our platform.

1. Accessing Real Sellers from the Contact List:

  1. Navigate to the Contacts screen from the top navigation bar.
  2. Locate the Real Sellers segment. This is a default segment that will always be present.
  3. Click on the Real Sellers segment name. This will display a list of contacts associated with sellers who are categorized as "Real Sellers."

Understanding the Real Sellers Details:

For every contact in the list:

  • Last Transaction Status: This indicates the recent status of the property associated with the contact.

  • The Pipe Icon: Hovering on the pipe will provide detailed information:

    • The date when the property was tagged as a "Real Seller."
    • The reason it was marked as "Real Sellers."
    • The associated agent and the listing office details.
    • Identification if the deal was an "Own Deal" or "Others Deal."
      • Note: "Own Deal" will be highlighted in the signature Fello color, while "Others Deal" will be in grey.

2. Accessing the Real Sellers Report:

  1. Go to the Reports tab.
  2. You'll see the Real Sellers data presented in a bar chart. This chart provides a visual representation of "Own Deals" and "Others Deals," differentiated by distinct colors.
  3. You can also filter the data at an agent level by adding agent in the Report Filter.
  4. You can click on any part of the bar chart to see detailed data.
  5. If needed, download the data for offline access or deeper analysis.

The property with real seller information is present in the Property card in Contact Detail page as well as Property card in the map view. Click on any property marker to reveal its property card. This card provides you with essential details about the property, allowing for quick access without having to leave your current view.

To delve deeper into the property's transaction history, hover over the "Transaction Details" located on the top right-hand corner of the property card. This will display:

  • Status: Current status of the property.

  • Date: When the last transaction took place.

  • Price: The amount for which the property last transacted.

  • Listing Agent & Office: Information about the agent and office that managed the last transaction.

  • Source: Where the transaction information originated.

  • Real Seller Status: Find out if the property is marked as a "Real Seller". This feature also provides insight into when the property received this status, the reason behind it, and details of the Listing Office and Agent at the time it was marked as a Real Seller.

    Agent based search:

    Office based search:

  7. Users have to select each record and save their own record.

  8. Once confirmed, the record will be added under MLS Listing details.
  9. The system then matches the real seller data against these saved results, identifying opportunities using below combinations:  For type Agent, opportunities will be identified through any of the following:
    • Agent ID
    • Agent Email Id
    • Combination of Agent Name, Office Name, and MLS Name
For type Office, the matching can be done using:
    • Office ID
    • Office Email Id
    • Combination of Office Name and MLS Name
  10. If users don't find what they're looking for, they can manually input MLS details, and our system will match opportunities based on this info when we get them.

  11. If user finds a property listing inside the Property History which their team's listing and the user marks the entry as "Mark as My Listing"- system will simply add the details to MLS settings and refreshes real seller data tracking for that account.

  12. If our system cannot match a property against the MLS Settings data configured for the account, that particular property listing will come under Other Volume for real Seller data and reports.

Note: If you access the Reports tab without first setting up your MLS Listing Details, you will see a prompt stating: 'Would you like to see your volume? Input your listing agent IDs to monitor your sales activity for Real Sellers.' Clicking on this will redirect you to the MLS Listing Details section.

Without this setup, the platform will categorize all Real Seller volume as "Other Volume." Setting this up correctly helps Fello Connect differentiate between properties listed by your team ("Your Volume") and properties not listed by your team ("Other Volume").

Conclusion

The "Real Sellers" feature in Fello Connect is a powerful tool to enhance your understanding of your listings and market trends.
