How the Propensity to List Score Works

A Guide to Predicting Property Listings with Intelligent Metrics

The Propensity to List Score is not just a machine-learning-based metric; it's a comprehensive tool that anticipates the likelihood of a property being listed for sale within the next six months. By integrating hundreds of profile attributes for homes across the United States and blending historical behavior, consumer behavior, current market trends, and predictive analytics, this score equips real estate professionals to proactively identify homes most likely to hit the market soon.

The Power of Machine Learning and Consumer Behavior

The Propensity to List Score blends machine learning algorithms and consumer behavior insights to generate its predictions. These algorithms overlay home profile attributes, market trends, homeowner information, and consumer actions. Our prediction engine draws upon historical data to refine these algorithms continually, ensuring both the accuracy and relevancy of the predictions.

Deciphering the Score

The score is calculated using logistic regression, an analytical approach that helps discern how various factors—from market dynamics to property details—affect a property's likelihood of listing. Properties are scored on a simple scale of 100, designed to make interpretation straightforward and actionable.
